5 Things First-Time Homebuyers in Charlottesville Should Know Before They Start Looking

1. Getting pre-approved isn't the same as getting a loan. Pre-approval tells you (and sellers) roughly what you can borrow, based on a lender's review of your finances. It's not a guarantee, and your final approval still depends on the specific home and your full documentation. Still, it's the right first step — it tells us what to actually look at, instead of guessing.

2. Your monthly payment is more than principal and interest. Property taxes, homeowners insurance, and sometimes HOA dues all factor in. I'd rather walk you through a realistic monthly number up front than have you fall in love with a home that stretches your budget in ways you didn't expect.

3. The inspection isn't about finding a "perfect" house — it's about finding an honest one. No home is flawless, including new construction.
